What did September's contract freeze look like inside Gainey Ranch's ZIP code? For single-family homes, it barely showed up. Across greater Phoenix, single-family pending sales fell 40.1% in September 2026 compared with September 2025, according to the Phoenix REALTORS® monthly market report. Scottsdale's single-family pending sales fell 40.2%, from 321 to 192. In 85258, Gainey Ranch's ZIP code, single-family pending sales came in at 21 in September 2026, the same count as in September 2025.
Townhouses and condos in the same ZIP did the opposite. Their pending sales went from 23 to 7. In Gainey Ranch, a large share of the housing sits in condominium communities, each under its own satellite association with its own fees and capital projects. That split is the most useful thing a buyer or seller here can learn from this fall's data.
One ZIP Code, Two Contract Counts
The 85258 Local Market Update for September 2026, published by Phoenix REALTORS® from ARMLS data and current as of October 3, 2026, lists the two property types next to each other:
| September, 85258 | Single family 2025 | Single family 2026 | Townhouse/condo 2025 | Townhouse/condo 2026 |
|---|---|---|---|---|
| Pending sales | 21 | 21 | 23 | 7 |
| Closed sales | 26 | 20 | 25 | 25 |
| Days on market until sale | 65 | 77 | 68 | 113 |
| Percent of list price received | 96.9% | 97.3% | 96.9% | 95.4% |
| Inventory of homes for sale | 87 | 88 | 105 | 130 |
| Months supply of inventory | 3.1 | 2.7 | 3.3 | 5.0 |
These counts are small, and the report says so: percent changes "can sometimes look extreme due to small sample size." One month of seven contracts would be weak evidence on its own. What gives it weight is how well it matches the rest of the table. In September 2026, single-family supply in 85258 fell to 2.7 months and sellers received 97.3% of list price. Attached supply rose to 5.0 months, homes took 113 days to sell, and sellers received 95.4% of list price. Every row points the same way.
The Split Started Long Before September
The year-to-date figures show the September gap is the latest step in a trend that has been building all year.
Through the first nine months of 2026, single-family pending sales in 85258 rose 17.0%, from 259 to 303, and closed sales rose 14.7%. Townhouse/condo pending sales fell 20.9% over the same period, from 302 to 239, and closed sales fell 14.1%.
Citywide figures show how far 85258 has moved from the rest of Scottsdale on both sides. Through September 2026, Scottsdale's single-family pending sales were up 6.3% year to date and its townhouse/condo pending sales were down 7.1%. So 85258's single-family segment has gained contracts at more than twice the citywide rate, and its attached segment has lost them at nearly three times the citywide rate. Treating "Scottsdale condos" or "85258" as one market hides both trends.
Inventory explains the rest. Townhouse/condo new listings in 85258 fell 14.7% year to date, from 463 to 395. Active attached inventory still rose 23.8% year over year, from 105 to 130 homes in September. Fewer owners are listing, yet supply keeps rising. That only happens when buyers take homes off the market more slowly than sellers add them. The attached glut in 85258 comes from weaker demand, not from a wave of sellers.
Why the Metro Headline Needs Care
The 40% figure deserves some caution before it shapes anyone's expectations. The Phoenix REALTORS® report puts September in context: the Federal Reserve raised its benchmark rate a quarter point on September 16 to a range of 3.75% to 4%, its first increase since July 2023, and the 30-year fixed mortgage rate moved above 7% in late September, up from an August average of 6.67%, according to Freddie Mac. AZ Big Media's coverage of the September results links the slowdown to affordability pressure.
The comparison base has also shifted. AZ Big Media's August report cited 3,382 metro pending sales for August. The September report's historical series lists 4,644 for that month. No public explanation for that revision has surfaced. Closed sales also explain why the headline drop looks bigger than it is. Phoenix REALTORS® counts pending sales as offers accepted during the month and closed sales as transactions that close in it. Scottsdale's 2.2% rise in September single-family closings came mostly from contracts signed earlier.
None of this weakens the 85258 split. Both property types in the ZIP faced the same rates, the same month and the same reporting system. One kept its contract pace and the other did not. Something specific to attached homes is at work.
The Price Drop That Is Mostly a Mix Change
The September townhouse/condo median in 85258 fell 29.9% year over year, from $575,000 to $403,000. That figure will appear in market summaries, and it misleads. It rests on 25 closings. The year-to-date attached median in the same report is $550,000, down 0.8% from $554,500. A one-month swing that size, against a nearly flat nine-month figure, means September's closings simply included more smaller or lower-priced units. It does not mean attached values fell by almost a third.
Days on market and list-to-sale ratio are better guides to price pressure. A 113-day average sale time and 95.4% of list received show a market where buyers have time and room to negotiate. For a seller, that means slower absorption and thinner offers. It does not mean the ZIP's attached homes have been marked down 30%.
Where Attached-Home Costs Are Actually Set
ZIP-level data treats every townhouse and condo the same. Gainey Ranch does not. The Gainey Ranch Community Association describes 18 residential satellite associations, and GRCA explains that owners pay the same master assessment plus their own satellite's assessment. The master layer is uniform. The satellite layer differs from one community to the next, and that is where two attached homes with similar list prices can carry different costs.
GRCA's neighborhood profiles describe six communities as condominiums: The Pavilions, The Oasis, 8989 Condominiums, Sunset Cove, 7400 Gainey Drive and The Golf Cottages. GRCA's own labels may not match how a given listing is classified in the MLS, so the ZIP-level townhouse/condo category and these satellites overlap without lining up exactly.
Recent satellite records show what the satellite layer covers:
- Transfer fees are set by each satellite. The 8989 Gainey Center Drive Condominium Association's March 2, 2026 minutes record its one-time community enhancement transfer fee rising to $3,720 on March 1, 2026. On the single-family side, The Legend's amended governing document sets its Enhancement Fee at $4,500 as of May 2, 2026. That fee applies on qualifying ownership transfers and is separate from the master Community Enhancement Fee.
- Building-level capital work runs through satellite budgets. At its August 18, 2026 meeting, the 8989 board approved an $8,500 walk-deck membrane inspection, paid from the operating budget and expected to finish by year-end, and a $7,950 pool and spa deck repair and recoating, paid from reserves and scheduled for September 2026.
- Possible assessments show up in the minutes first. The same August minutes list unfunded sidewalk-light replacements estimated at $125 to $200 per light and note that a Capital Improvement Assessment might be required. That was raised as a possibility, not adopted.
- Operating costs follow the weather. 8989 reported water usage through July 2026 running 33% above the same period in 2025, while total spending stayed within budget.
- Insurance is negotiated building by building. In its April 1, 2026 minutes, the 7400 Gainey Drive board adopted a building insurance renewal described as about 30%, or $8,000, below the competing renewal quote, and noted that a Gainey-wide reserve study was expected to start soon. These April records are more than six months old, and later renewals may differ.
When attached supply reaches five months and homes average 113 days to sell, buyers have time to read these documents closely. A pending inspection, a possible assessment or a reserve study under way is now part of how a unit is priced in this market.
Reading a Specific Gainey Ranch Listing This Fall
The 85258 data and the satellite records together suggest a working order for anyone pricing or comparing attached homes here:
- Start with property type, not ZIP. In September 2026, single-family and townhouse/condo homes in 85258 were moving at clearly different speeds.
- Use days on market and percent of list received for pricing pressure, and treat a single month's attached median with caution.
- Identify the satellite association and pull its recent board minutes, which GRCA posts on its board meeting minutes page.
- List the one-time transfer fees for that satellite next to the master Community Enhancement Fee.
- Separate approved capital items from ones still under discussion.
Questions We Hear About This Data
